My business ties me strongly to my valued clients and my goal is to continue to extend you a level of service and attention that is not dependent on whether you are prepared to do a transaction. I appreciate the opportunity to serve you and have designed my site to provide you, as a homeowner, valuable resources that can assist you in your goals, hobbies, and living.

BUYER SERVICES

As a Buyer, you do not normally pay the fee for our services. Instead, we represent you as your Agent, and are compensated from a portion of the commission paid by the Seller to the Seller´s agent. (The amount of this sharing is determined at the time that the listing contract is entered into, which is then posted in the MLS listing for that property.)

Even in the sale of a new home or a For Sale by Owner ("FSBO"), the builder or owner will frequently offer to compensate the Buyer´s broker in the transaction.

Our services to Buyers include the following:
  • A Buyer consultation will be provided up front to explain the buying process, provide an agency disclosure, and discuss the buyer/broker responsibilities in the representation agreement.
  • Community, school, government and other information will be provided to help you in your purchase decision. (Some of this information is already available or accessible on this Web site.)
  • Assistance obtaining home-loan pre-approval (which has become a virtual necessity in the current real estate market.
  • We will assist you in narrowing down your search to specific locations and property attributes (bedrooms, baths, lot size, etc.) to meet your lifestyle and financial requirements.
  • We will preview available homes on the market to identify those that appear to best meet your requirements (including property listed by other companies, property for sale by owners, and new construction.)
  • We will take you on a tour to show you the selected properties.
  • To keep you updated on what is available, we will set up automated MLS searches (to identify new properties coming onto the market that meet your search criteria), and we will e-mail the results of those searches to you as they become available. We will also use our broker networking contacts for leads to properties that have not yet been listed.
  • We will provide you with a comparative market analysis of properties in the neighborhood.
  • When you are ready to make an offer, we will help prepare the 8-page purchase agreement, plus any necessary addendums. (This will include an explanation of each paragraph of the documents, what it means to you, and what your options are so that you can make informed decisions with regard to the terms of the offer.)
  • We will present your offer and any counter offers to the seller.
  • We will professionally negotiate the purchase agreement on the most favorable terms that we are able to obtain for you.
  • Once an offer has been accepted, we will assist you in scheduling the inspection process, and will be present for all inspections.
  • We will monitor the progress of the transaction and all event time lines (inspections, disclosure schedules, any necessary repairs, etc.) for timely completion of the transaction.
  • We will explain to you the settlement costs and the closing documents.
  • We will stay in contact with you after the closing to see if there is anything else that we can help you with.
  • Frequent communication will be provided at every step along the way.

SELLER SERVICES

 

As a full service real estate broker, we are able to offer a comprehensive package of services to Buyers and Sellers alike.  Our services to Sellers include the following:

  • A free Seller consultation to explain the selling process, provide an agency disclosure and discuss the Seller / Agent responsibilites under the listing agreement.
  • After a tour of the property, we will make recommendations for the preparation of the property for sale.
  • We will prepare a comparative market analysis to provide you with information on the prices at which similar homes in the neighborhood have been sold, and what competitive properties are listed at. (A property tour of the competitive properties can be arranged, if desired.)
  • An automated search system will be used to provide you with daily updates on the status of competing properties (i.e., sale, price changes, new listings, etc.). The results of these searches will be e-mailed to you as soon as they become available.
  • We will assist you in obtaining the necessary pre-sale inspections.
  • A marketing plan will be developed for the sale of your home that will include:

    - A "For Sale" sign in your front yard (if allowed)

    - A listing of your property for sale in the San Diego Multiple Listing Service

    Advertising of your home on the Internet 7 days a week and 24 hours a day on (i) - this web site (www.SDHomeQuest.com); (ii) the Union Tribune web site (www.SignOnSanDiego.com); the Homestore.com web site, and others.  (We have a list of 104 sites that we can use for this purpose.)

    Your listing wil also benefit from the internet presence that we are maintaining on a number of other real estate web sites and directories on the Internet.  Most of these other sites have direct links back to www.SDHomeQuest.com  (and the featured listing that you will have on this site.)

    -Preparation of color flyers and mailing materials for marketing your home.

    -Distribution of flyers to leading real estate agents at Realty Experts and other real estate companies in San Diego.

    A Broker open house.

    - Open House Tours for the public, if desired.

    - Targeted marketing and advertising for potential buyers.

    - Relocation information will be provided to potential buyers, including information on schools, community activities, employment opportunities and area attractions. (Some of this information is already provided on this site as a means to attract potential buyers.)

    - and more - our full service checklist includes a total of 209 activities designed to sell your home quickly and for top dollar.
  • To the extent possible, we will endeavor to have all potential buyers qualified before they view your property. 
  • We will promptly present to you any and all offers, along with a cash proceeds estimate for each offer.
  • We will assist you in analyzing the offers and in preparing any counter-offers, as needed.
  • We will monitor the progress of the transaction and all event time-lines (including inspections, disclosures, buyer's loan process, etc.) for timely completion of the transaction.
  • We will provide you with an explanation of the closing documents and settlement costs.
  • We will stay in contact with you after the closing to see if there is anything else that we can help you with.
  • Frequent communication and will be provided at every step along the way.
  • We also specialize in "Short Sales" (where the net proceeds from the sale of a home are expected to be less than the outstanding balance on the home loan(s).)

We are pleased to offer professional relocation services for companies and individuals who are relocating to or from San Diego. For individuals, we offer the services described below. (For companies, please call me or e-mail me to discuss our programs.)

  • Relocation Information
    To assist you in planning your move to San Diego, we will provide you with a free information package about San Diego County and its communities so that you can narrow your search to those communities that most closely fit your needs. If you are moving from San Diego, we will refer you to a real estate relocation specialist in your destination community

  • Updated Market Information
    We will provide you with current market information when you arrive in San Diego to tour the communities that are of interest to you.

  • Community, School and Services Information
    Links for much of the information that you may need in this area is already provided on this web site. However, if additional information is required, please let us know.

  • Househunting and Home-Buying Services
    Our objective is to help you locate and move into your new home as quickly and efficiently as possible. We will help you identify the right neighborhoods for your needs, find your new home, prepare the offer, negotiate the purchase contract and assist in the purchase process through to close of escrow.  We will then follow up after the close of escrow to see if we can be of additional help as you get settled into your new home. Since we will be working with you as a "Buyer´s Agent", there will normally be no cost for these services to you as a buyer. (Our fees in such circumstances are paid for by the home seller.)
